I spent some time in your city a few years back when I was stationed at Riley. 

Sounds like you’re off to a good start with your house hack. One thing to consider as you start looking for your next property is your ability to rent it out. You’ve already identified the issue with an over saturated market. While you can find a good deal you want to make sure that you’re able to rent it out. 

Now if the property is distressed by condition or by management that can work in your favor. If you’re able to offer a lower rent but still cash flow positive you’re golden. Location and a property in great condition can also help ensure you always have folks knocking on your door.

BG is a great community right down the road. 

BP is full of great resources. The calculators are excellent. One benefit of going Pro is getting unlimited use of them which is great practice. Most of the webinars have a 20% off code too. Getting the math right will be the determining factor on if a deal is successful or not.

I also recommend finding a local group to meet with. You can find them either on this site in the events category or on the Meetup app. We just started a group up where I am. It’s a great way to network, make connections, and learn from those with not and/or different experiences.

There are tons of resources here on this site for you to use to increase your knowledge. The podcasts (all three of them), forums, webinars, blogs, and books are packed full of information.

I'd also recommend finding a local REI group through this site or the Meet Up app. This will connect you with local folks who are also interested in investing.

The calculators on this site are really good as well. If you upgrade to a Pro membership you'll get unlimited use of them. Getting the math right will make the difference between a "good" deal and one that isn't so great.
