I used to live in Jacksonville & Orange Park when my Dad was stationed there. And I just listened to a REI podcast about the Jacksonville market this morning. Sounded promising.
You can look for a local REI group on this site or through the Meet Up app. Local connections will help. Also take advantage of the podcasts, webinars, books, blogs, and forums here on BP. Education is key. So is learning the math involved in identifying a good deal.
Free feel to reach out if you have any questions. Don’t forget to tag anyone you talk to inside a forum (this triggers an e-mail so they know to check the forum again). Good luck as you begin!

Good morning @Grace B. - that is a tough call.
On one hand you only have two years left and you enjoy your current job. However, staying there results in a huge expense to learn a skill set you want to have post retirement.
On the other hand, you can switch jobs, save that money, get the training for “free” essentially, and move into a job that is not only similar to previous work experience but is something you also enjoy.
If it were me I’d probably go for the new job. Hope this helps!

Welcome to BP @Ashley Clark. The best way to find a mentor is to network with local real estate folks. Mentorship is a frequent topic on the podcasts but there is a correct way to go about it.
You can find REI groups here on this site or the Meet Up app. Otherwise continue what you're doing. Immerse yourself in podcasts, webinars, books, blogs, and forums. You'll want to start to narrow your focus too. Buy and hold, wholesale, flip, etc. Single family, multi-family, etc. Practice the math using the calculators (note - PRO members get unlimited use of calculators). Getting the math right is the difference between a good deal and a bad deal.

I did mean income taxes yes. Property taxes would be paid to whatever county the property is in regardless of where you live.
If you sell it you will probably pay capital gains tax but that is a tax consultant question. Texas does not have a real estate sales tax.
Regarding hard and soft inquires that is just based off my experience.
