Welcome to BP @Brandon Michael Pike. I’m also active duty and like Roger mentioned some of the decision is based on your personal preferences and goals. 

I’d say go ahead and start now. Spend an appropriate amount of time researching, reading, and learning obviously but time is money when you’re growing it exponentially.

Since you mentioned “getting out” versus retirement then I figure you’re just hitting your ETS. While it is possible to be completely financially independent in four years I would recommend having a plan B. Better to have it and not need it then need a backup plan and not have it.

@Cody W. - whatever cash flows but if I had a preference I’d go with Cove first. Each city has some not so good areas but for the most part the neighborhoods in Cove are better than similar ones in K-town. I’ve also lived in Cove twice, Killeen, and Nolanville. You can find winners in good neighborhoods in each city too.

Welcome to BP @Cody W.! I just left Hood almost two months ago. I’ve been stationed there three times over the years. You’ll find plenty of MFP’s in all the neighboring cities. 

Keep digging into all that BP has. When I drove up to Knox I was listening to podcasts the whole way. Feel free to reach out if you have any questions about the area.

Continue to utilize the forums. They are a great source of information and networking. Also check out the blogs, podcasts, guides, and other tools on the site. You can find a local REI group to start attending through this site or the Meetup app.

I’d also recommend building up your profile. Include things like where you’re from, a little about yourself, what states/cities you want to invest in, what types of properties you’re interested in, and what type of investing you want to focus on first (e.g. wholesaling, fix and flip, buy and hold, etc.). This helps other members get a feel for who you are and how they can help.

Welcome to the forums @Thurman Kennedy and congrats on being so close to retirement! I’m still several years away. 

San Antonio is one of the markets I’m looking at as well. There are not a ton of multi-family properties like around other posts but they are there. 

I’d recommend upgrading to pro. The calculators on here are a great tool but unless you’re pro your use of them is limited. Practicing the math is crucial. Ensuring cash flow will make or break a deal.

@Steven Coppola - While you can find deals on the MLS that you can buy under market value you'll also have to look elsewhere.

Last night’s webinar discussed this so I recommend listening to those in the future. If you get a pro membership you can listen to past webinars at any time. For other members I think it’s available for a week?

Looking in local classifieds, Craigslist, FSBOs, REO websites, and direct mail are ways to find properties that you might be able to get under market value. On the MLS look for cheap properties, those with price reductions, and those that have been listed for sale for a long time.

@Brandon Small - I agree with @Brian Mcmenamin that if you’ll be there long enough go ahead and buy. On these forums and podcasts you’ll find those who are on both sides of the question. So it really comes down to a personal choice. Now, like Brian mentioned you might incorporate a purchase into your flipping strategy. I’ve heard of those who buy a flip, fix it up, and then sell it every 1-3 years and repeat the process. 

As far as having or not having a mortgage history I’m sure some others with more experience will comment but it’s a yes and no answer. If you find a seller finance deal your personal credit probably won’t come into play (but it might). Other types of loans look more at your credit score which partly includes having a variety of credit accounts.
