Hi @Daniel Fas, welcome to BP.

The majority of our investors who buy in luxury areas are looking to flip properties way more than they are looking for long term rentals.

Example: We currently have a property in Del Mar that we need to sell.  We are asking $1,535,000. After approx 100k in basic upgrading, we expect the after repair value to be near $1.9 mil. 

House hacking in this price range could prove to be risky. The pool of buyers in the luxury market is much smaller. And as you know, hard money isn't cheap. 

Getting a rental property to cash flow in SD is possible; just usually requires a large down payment.

Our investors flip properties until they have enough capital to make a multi-unit property purchase. That's when you'll be closer to finding the cap rates you're ultimately looking for.  

I'd consider house hacking with properties you know will have better chance of selling quickly. SFR's in established areas and 2-4 units almost anywhere in SD county. Best of luck Sir!

Here in San Diego county we are still purchasing 10-15 houses per month that we sell to flippers.  I agree that some margins are smaller than others but we are still consistently picking up property that investors are making money on.  Even with San Diego pricing being higher than most markets, I think flipping in my area is far from dead.   Thanks!

Hello @Will Foster  congrats on your loan approval.   Just to clarify... is your loan for a house that you are going to live in?  (Owner occupied)  

Or are you getting a loan for an investment property?    Our investing model relies on multiple agents.  It works because we buy several properties a month.  So the more agents that bring us deals the better. The agents understand upfront that if they bring us a deal, they will write up the offer on our behalf.  They get paid for every deal we buy from them. They also know upfront that they might not the get relist on our flips. 

But if I were buying a house to live in, I would not ask multiple agents to help find me a house. That's usually a one time purchase. It would be unfair to ask an agent that is on 100% commission to invest time and not get paid for it. 

The last thing you want to do is burn a bridge with an agent that might be a good source of leads down the road.

Thank you for your service.

I heard a radio commercial driving into work this AM. 

The message was from a mother who lives near 3 different AirBnB's.   She was distraught about the "parties, the noise, the strangers and the safety of her children..."   She was urging the city council to crack down on AirBnB. 

There is an ongoing campaign to restrict short term rentals. So far the city has demanded owners pay a hotel tax if they rent their house or even rent a room. 

So as of now, you can AirBnb in SD, but to remain in compliance with the city, a hotel tax needs to be collected.
