It may sound simple but it might have to do with the wording. Try taking the word "manager" out of the title/post. 

Acquisitions Manager is a fancy title. Your responses will be from people currently working in management making a decent salary. 

A lead taker can be someone that is currently in customer service in a retail position. 

If you're looking for someone with real estate experience, don't expect to keep them long. Just like you and your partner started low and moved up, expect an ambitious person to do the same. 

We've had luck hiring people from stores that we frequent. Restaurants have employees looking to earn more too. 

Plus you can train them exactly how you want them to be.  They won't bring bad office habits with them.

Hello Jerniel, thank your family's service. 

This is a very smart move on your part. The last VA deal we did was with a buyer who used USAA. They did a great job.

As far as finding a deal... Real Estate is very local.  A lot of markets have companies that specialize in investment properties.

Jan the best advice I can give you is to do some decent research on who your property management company would be. Which companies cover that area. Interview them extensively.  Check their Yelp reviews. (Owner's reviews not Tenant reviews)  Ask the PM company for references. 

We had units in Texas... Our home base is in California.  We ended up selling the units after a few years because we could not connect with a PM company that could meet our needs.  The blame lies solely with us for researching everything but who would be watching these units for us.

Hello Javier, I think it's a great strategy.  Don't let your friends or family try to talk you out of it. I know some people tend to be negative. They might want to tell you that people look down on "renters"  who live in multi-family units. But I think if this is a viable option for you, do it. 

You can get an owner occupied conventional loan that would let you keep more money in your pocket. (down payment)

I think you're on the right track. Find a Realtor that can help you look for properties.  They will hook you up with a Lender so you'll be ready to pull the trigger when you find a property.

Hi Brandon, a couple of thoughts...

Get your license.  It's worth the investment. Not to save on fees but to put yourself in a better position to succeed as an investor. Having a license will not necessarily make it easier to find deals but you'll be more likely to connect with someone that can help you learn. 

It's not a bad career to look into.  It's very competitive. But if you find a good broker to show you the ropes, you might find a career you love.  High drop out rate thought. If you've never worked on 100% commission, you might want to talk to someone who does. 

I've had my license for a long time now. In very competitive markets I find great value in letting other agents represent us.  If an another agent has a listing I want to buy, we let them represent us... They have a huge incentive to get our offer accepted.
