Hi Celeb,  I agree with George... Get your degree in a marketable major and get it out of the way.  

Having it as a fall back is extremely valuable.  

If you are going to be a retail agent (Century 21, KW etc...) you're going to get some great training. While in the office, try your best to sit near the top producing agents.  Listen to how they talk to their clients on the phone. Being that young means that you shouldn't bring any bad working habits with you. Find a broker that will teach you to prospect, farm and cold call. 

If you meet a potiential customer that seems apprehensive about working with you because of your age, confidently tell them "I might not have any listings or a ton of other buyers, but I think that's a great thing for you!  I can devote 100% of my time helping you get to where you want to go..."

Hi Nimster,  wow there are a lot of things to consider.   Does the cafe business include the real estate? How long has the cafe been in business? Can the seller show you a P&L for all of those years?  Will you work those 20 hours? 

I have nothing against the stock market... But I feel that with real estate you at least have a tangible asset.  

Also not a bad idea to consult an attorney when it comes time to sign the contract.

Hi Tom,  I understand not wanting to be pressured into anything. 

But a home purchase is drastically different than a car purchase. Even the owner of a vacant house will not want a stranger in their house unsupervised. 

 This nice thing about working with an agent is that you get to choose absolutely any agent you want.  

My advice... interview agents until you find someone you like. The only investment you'll be making is your time. Tell them that you don't want constant calls or emails. They will listen. 

But it does work both ways... An agent can choose not to work with you if they feel you are wasting their time.

Hi James, Blair is correct in that the agent that sold you the home should be able to provide you with a Market Analysis that shows you all of the recent sales in the area.  

In a competitive market, it's not usual for a final sales price to be above the asking price. 

Zillow and Redfin are good resources but I would only use them as a guide.  Your agent is getting compensated to help you... reach out the them right away. 

Also, if you are buying this house with conventional financing, you will be paying an appraiser to verify the value. 

Speak with your agent right away as contracts are time sensitive.

Possible to add 1 unit for every 1500 sf, for a total of up to 7 units!  Many other possibilities as well. 

ARV heavily depends on end use.

Welcome Pierce!  I couldn´t help but smile when I read that you have property in Redding.  That´s quite a ways north from here. I managed flooring installations for multi-unit housing in Redding many years ago out of Fresno.  Brutal drive.

During my time in financing I learned to never judge a book by it´s cover. A person dressed to the nines was not always the safest bet. 

With that said, I think wearing something that makes you feel confident and proud of what you can bring to the table is important.  I say look sharp but more importantly be prepared.
