Welcome Sir, you'll find great information in these forums.  I think being in the insurance business would give you a "foot in the door" with your clients. So adding doors to your portfolio might be a matter of just mentioning to your existing clients that you are always looking for investment property. 

We should always be asking for business referrals but sometimes letting them know you can help them in other ways is good too. 

Whenever I'm in Torrence I make it a point to stop by Monkish.  Such a great brewery.

I agree with Marshall... I´d also ask about how many other buyers the agent is currently working with. If the agent´s roster of buyers is stacked, you most likely won´t get priority unless your purchase price is high.  

Everyone wants to work with an experienced top producer... but those type of agents usually specialize in listing property. 

If you need a hustler who is going to hunt down properties, find someone who can tell you that most of their day is going to be dedicated to you. 

You can go as far as asking to speak to the sales manager of an office. Interview the manager and ask who they recommend. Email them an approval letter or proof of funds so they know you´re serious.

Hi Amanda, Most REO/Asset Managers will not look at your offer if it is not presented correctly. In the meantime, someone else might buy it from underneath you.

It will not add a penny to the purchase price to use an agent. You can either use the bank's agent who is listing the house or find your own.  And if you want to buy just this one house and never speak to the agent again, that's something you can make clear.  You are not tied down whichever  agent you pick.  Just this deal.

Jason is correct... Happens all the time.  

Once the tenants become aware of the sale, they will know that either their rent is about to  increase or they have to move out.   

It's an uncomfortable conversation the seller will only have if he knows that you're serious about buying the property and that you have a loan in place. 

Your agent will write the offer "subject to inspection"... Meaning that you get your deposit back if you find something you don't agree with.

Hello Rigo, yes ideally the best flip for a newbie or for any investor is one that only needs cosmetic upgrades.  Depending on the size of the house and the quality of upgrades, we've seen rehab costs from $20,000 and up. It might be significantly less in your area. 

It's always a good idea to seek out your local real estate investment club.  Those meet ups are usually very helpful.

Hi Gary, a lot of our investors do not have a real estate license.  It does seem that the investors that are licensed have a little more experience and can analyze deals faster. 

In California, you can get your real estate license without being sponsored by a broker.  But in order to conduct real estate business as an agent, you must work under a broker. 

If NY requries you to have a broker 1st, just seek out a broker that doesn't expect you to work at their agency.
