Houston is a great market right now. We have a strong rental potential, and areas like Spring and Cypress are always great for SFR. Cash flow on a property here in Houston is not an issue, and as of right now are giving a great ROI.

It all depends how you look at it. Yes it is like a cash offer as it appears that way on the HUD, but there are things that can go wrong like with any conventional financing that would hurt your financing and your deal to fall thru. First thing would be to contact your HML and see if they would be willing to show proof of funds so you can have that as an option and than go from there. Hope this helps.

Post: Flipping Houses under 200K ARV

Hi @Craig Koehne,

The 3/2/2 100k price and ARV 150k is a great flip with tons of success here in Houston, but of course the spread will always be a little smaller that properties over 200k. Either way you would have to run the numbers and see what makes more sense for you financially.
