Houston is a great buy and hold market. We are seeing great numbers when it comes to rental market. It doesn't look like it is slowing down as well.

Houston has a great buy and hold market because we have a lot of jobs opportunities that allow for people to move here which generates a great rental market. 

Sugarland is a great area to buy, but sometimes is a hard place to find properties reason is the housing inventory is to new and therefore not much equity and the second reason is that anything that is "distressed" tends to get snatched up by owner occupants who can pay more for properties.

Overall Houston has a strong rental market and it should definitely be something for you to look into.

Local banks will be a real good option as they are more flexible with what they can do. Hard money loans are also a good option to start.

I am going to agree with @Ben Hughes and say the best option is to look into SFH. Houston has a great market right now and you shouldn't miss a beat.
