Hi @Hiro Kakeda ,

Texas is a great market right now. I am in Houston and it is definitely a good place to be. It all depends on how much you want to spend on a flip. I have seen flips properties from 100-450K. Of course the higher the price the more profit you can potentially make.

The 50% does work in some scenarios, but I will always recommend breaking it all down. It just always looks better and gives you a much better idea if you know exactly how much everything is. It never hurst to over analyze a deal than under analyze.

I am in Houston and if you are looking for SFHR, Houston is a great spot to be. I see the ROI on properties at over 15% on a daily basis. I am not sure what the rest of the country is doing right now, but I think that is really good.

Houston is a great place to invest right now. Areas that I am having a lot of success are Spring, Cypress, Kingwood and Humble. The return is real good and there is a good amount of equity growth in these areas.
