I have to second @Ken Badziak, I'm a transplant from the Pacific Northwest (Portland, OR), and while I miss it, there's a lot to be said for having a natural tan in November.

@Renea Steward gives some great advice. Engaging consistently on BP is a great way to learn, connect with other like minded people and ultimately achieve your REI goals.

Both Daytona Beach and Jacksonville are great buy and hold markets, and cost of living here is pretty darn low.

Jared is right, CFRI is definitely worth checking out.  The general meeting is great, but A LOT of people go so it can be a bit overwhelming, the county meetings and focus groups are a great way to connect with other investors in a smaller setting.

Hey @Robert Caserta, welcome to BP and the Florida RE investing community!

You are correct, it is a tough business, but you've heard the expression... "the harder I work, the luckier I get".

A few thoughts on your "investor" client (I put that in quotes just because a lot of people will claim to be RE investors, but have never actually pulled the trigger on a property)

Qualify him if you haven't already

How does he plan to purchase these flips? Cash, financing, hard money. Does he have POF or a strong pre-qual letter.

What are his criteria?  What price range is he looking at to purchase?  Sell?  Are his profit expectations realistic?  If he doesn't know or have this nailed down, but you feel that he's serious, this is something you can guide him through.

Who does he plan to use to do the renovations once he gets a property under contract?

There's nothing wrong with being conservative as an investor, it's actually a good thing, but may not be for you as his agent (a lot of time wasted).  We are in an extremely competitive market, and it's not unusual to see a lot of offers on distressed properties.  I recently placed a strong offer on a property for an investor client of mine, and he was one of 38.  

If it were me, I'd qualify first, then manage his expectations.  Connect with a few local contractors and ask them to bid on a couple of the properties you tour so your client can get an idea of renovation costs.  Share average days on market, list price v sold price and other statistics that will help him get a better feel for what he can expect to list and sell his flips at.

Sorry for the long winded response, but just know that your time is valuable and make sure you're not spinning your wheels, I've been there!
