That way you can post in the marketplace for deals, funding, anything you are providing or anything you need. You've got some great goals and they are absolutely achievable.  Like @William Allen said, finding that first one is the hardest.  Don't compromise on your criteria!  A lot of "investors" are settling for really thin deals with little to no margin of safety.

As you'll see, there is a huge demand for contractors/rehabbers that do great work at reasonable prices.  You have obviously experienced this 1st hand with the growth of your business.

You've already received a warm welcome from many Floridians (pun intended:).  But seriously, you bring real value to the table with your construction and flip experience.  I definitely suggest connecting with as many local investors as possible, find someone who really knows what they're doing when it comes to finding deals, knowing what a deal is and funding, and you've got the potential for a great partnership.
