Hey @Rachel Gill, what a beautiful rehab!  Is that grey subway tile with with white grout in the bathroom??!!  My wife will LOVE that.  Wherever did you find it?

Thank you so much for sharing your story.  It's important for people to see that it is do-able, and there will be issues, no matter how experienced you are.  I ran into some serious contractor issues on my first few deals, and while painful and stressful, I've learned a ton.

Can't wait to see the next one!

Hey @Chris Colvin, good for you!

If you want to send me an e-mail offline I'd be happy to help you evaluate the deal and connect you with a couple HML's.

Hi @Sofia Raj, welcome to BP!

I'm an active investor/agent in the Central Florida market, so I'd be happy to answer any questions you have.

I think East Orlando has some great opportunities, and there still plenty of good deals to be had in the outlying counties (Seminole, Polk, etc...). You can still find the rare deal (on the MLS) in Orange county, it's just very competitive.

Sanford and Lake Mary are very different markets, so combined median price would not be very informative for you.

Here's for Sanford over the last 6 months

Here's Lake Mary

Hope that's helpful, feel free to reach out anytime.

Hey @Jason Corrales, welcome to BP!

It sounds like you have some great experience, here are a few tips to help you get the most out of the site:

Start here. You'll learn how to take full advantage of Bigger Pockets (including how to connect with other Central Florida investors).

Listen to the podcasts , get active on the forums & set up key word alerts to be notified when people are discussing topics you're interested in.

Also, do what @Renea Steward suggests, the better your profile, the better your business!

@Nick Lee, yessir!  I'm seeing a lot of foreign investors jump into this market.

Hey @Javier Alvarez, you've received some very insightful response to your question.  While anything is possible, I would say it's not advisable to have your first investment 100% financed, for many reasons.

While you may not have amazing credit or 6 figures sitting in the bank, it's important that you know that you do have resources and do bring value to the table.

I strongly recommend that you partner up with an experienced investor and learn from them. Find out what they need, or don't have time to do and help them out. In turn, you will learn the REI business hands on and be in a much better position for success.

Since you're new to REI and BP, here are a few tips:

Start here. You'll get a wealth of REI knowledge and learn how to take full advantage of Bigger Pockets (including how to connect with other local investors).

Listen to the podcasts , get active on the forums & set up key word alerts to be notified when people are discussing topics you're interested in.

I wish you all the best Javier!

Hey @Viviana Rueda,

Here are a couple sites that may be informative for you:

http://nreionline.com/

http://www.multifamilyinsiders.com/

I also find that the local business journals have excellent information that often doesn't in macro type publications.

You should also connect with @Account Closed, his property management company covers all of South Florida, and he's got a great pulse on the market/economy.
