Hey @Devan Johnson, firstly, that's awesome!

You did a fantastic job on that remodel.  I own a couple properties in College Park, and love that area.

I definitely concur with @J Scott about not doing your own work, but it obviously worked for you in this case.  The advantage you have first hand knowledge of how long things should take, what materials cost and how things should be done.  If you are interested in scaling, this will make you an excellent project manager.

Because of your experience, I would strongly suggest seeking out an experienced investor partner in the area who has access to deals and capital, but may not have the time or desire to be involved in the day to day project managing of multiple flips.  Basically what @Erica Osborn suggested:)

Hey @Robert Schellenbarg, I would 2nd @Chris Martin's advice.  

There are a lot of local lenders here in Central Florida prefer to lend on commercial.  I would suggest chatting with them and sharing your business plan and criteria.  Get an idea of their terms and their "sweet spot" or the amounts they like to lend and types of properties they like to lend on.

Hey @Samantha VanNorman, CFRI is a good place to start, although you will be inundated by wholesalers there!

I would suggest going to the smaller county meetings and focus groups if you're focused on networking, the general meetings can be kind of a zoo.

You'll definitely want to connect with @Ryan Kopczyk, he runs an investor friendly title company and I know they close a lot of wholesale deals.

I would also strongly suggest partnering up with an experienced wholesaler, especially on your first few deals.

You've received some great advice from @Karen Margrave, @Jon Holdman and @Matt Mortensen.  

I purchased my first investment with hard money, and it can be a great tool.  It sounds like you may have fallen into the guru trap:  http://www.biggerpockets.com/renewsblog/?s=guru

Don't be discouraged, but know that your instincts are correct. It is unethical to use a POF letter that doesn't represent what you actually have in the bank.

I assume that they're telling you to do that so you can start wholesaling with no money?

Your instincts are correct again, it is not as easy as they tell you.  And again, don't be discouraged by that, just know that it will take hard work to achieve your financial goals.

I would strongly suggest networking with some local BP investors in Dallas.  On the most recent podcast with @Brian Adams@Brandon Turner gives a great suggestion for people who are just starting out:  Find an experienced and successful investor, and help them build their business by taking on some of their workload.  Definitely worth a listen.
