I would definitely 2nd what @Mindy Jensen said, HOA's can kill your cash flow. In the Orlando market, they also tend not to appreciate very well.

Hey @Lane Register, welcome to BP and the Central Florida investing community!

It sounds like you are a very accomplished individual, and your experience in construction and your education will serve you very well as an investor.

I was just having lunch with a friend/investor the other day, and we were lamenting the lack of quality residential contractors.  There is huge demand in the residential sector, both for investors and retail clients.

CFRI is a great place to start, so is GOREIA.

I would check out both if you've got the time.  The smaller county and focus groups are really great networking opportunities.

I just helped @Ryan Rupnarain buy a great rental in Clermont, he would be a good guy to connect with as well.

Hey @Ron J., obviously all the Floridians have an opinion on where the best flips are found!

What I'm seeing in Central Florida, is that on the majority of REO's, they are basically pricing them at ARV - repairs.

Perfect example:  I'm looking at a buy and hold right now with a client.

Purchase price: $65k

Repairs: $30-35k

ARV: $115k at the most.

I'm not saying there aren't good deals to be had, but the good ones go really fast.

If you're serious about flipping, I would suggest connecting with a good wholesaler.

@Matthew Spiers, anyone you could borrow it from?  How much are we talking about here?

I don't see why it would be an issue to raise the price a bit and roll the closing costs in.
