@Chris Romany it's a valid concern, we are certainly in a very competitive market.  As you said, minimum credit scores dropping under 600 are definitely a warning sign.

However, the lending environment is still much more conservative than it was during the bubble, and I believe that will act as a deterrent to a total crash.  However, I think a lot of people see a correction coming.  

@John Kent, I would tend to agree.  Affordable housing is a huge issue in Orlando, and it seems unlikely that rents will continue to rise at their current rates.

Hey @Jared S.

A few thoughts.  Have you considered working with a hard/private money lender?

They are ideal for the type of project you're wanting to embark on, and when you find a good deal, they can generally help you fund it.

The best way to find a partner is to find a good deal. You will (generally) not find a killer flip on the MLS. If you're in Oviedo, pick a few neighborhoods, and start walking or driving them and take down the addresses of any distressed looking properties you see. You can write letters, see if you can get a phone #, talk to the neighbors to see what they know or just go up and knock on the door.

Once you have a good deal, go to your local REIA meeting or post it here on BP and I guarantee you will have no trouble finding someone with cash.

Spend some time combing the site for tips on "driving for dollars", "direct mail", "off market deals", etc...

It sounds like you have relevant experience and skills, so my suggestion would be to find a great deal.  

If you build find it, they will come.
