@David Pupo will be a great resource for you.

What you'll find in Central Florida is that your property type criteria will determine the location of your investments, and not the other way around.  There are very few small multi-family properties in this area.  

I lived in southern California and Portland, OR prior to moving to Orlando, and I was really surprised by the lack of small multi-family here.  There have been very few government restrictions on development in Central Florida, no geographic restrictions (except for the ocean/bay) and thus land has historically been very cheap, so it has made more financial sense for developers to focus on single family.

I just ran a quick MLS search for multi-family, and there are only a couple dozen 6-12 units on the market for all of mid florida (Tampa to Daytona, Ocala to Port Charlotte).

Not to discourage you at all, you just may want to take the prevailing property types into account as you're formulating your strategy.

You are very wise to spend time learning, reading and connecting with other investors.  As you've already, there is a great community here on BP willing to share their experience and knowledge.

@Paul Gilo , @Tony Farese , @Andy Storch and DeAndre:  As @John O'Leary suggested, I would strongly recommend checking out the local REIA's. Both GOREIA and CFRI would be worth a visit.  I've made some great contacts and connections there, and the sub groups are a great place to learn and connect with other investors.

The Orlando market can be tough for investors, but as I counsel my investor clients (and remind myself), as long as you know your criteria and what's realistic, you can still acquire some great properties in this market.

@Wayne Brooks@Michael Quarlesany advice on finding out info if the information definitely is confidential.  There are three duplexes in a neighborhood where I own a rental, all are clearly vacant and not being cared for, but none of them show up on the property appraiser site.  When I called they said they were confidential.

I would concur with @Wayne Brooks, it's a very niche style.  Depending on your price point, you'll want to go with wood or tile.  

If it's a rental, tile!

@Curtis Yoder, I've heard Sean Snaith speak before, he is a smart and very funny guy.  I have put out a lot of offers as well, but everything I've acquired in the last year or so has been off market.  One can weather a correction if they buy right and have that ever important 'margin of safety' in their cash flow numbers.  I heard Ken McElroy speak not too long ago, one of the smartest guys in the business, and the first thing he wrote on his whiteboard was CASH FLOW.  Appreciation is just icing on the cake.
