@Bill Dodge..Deduct damages from Deposit and keep it moving.  A Handy man can repair and paint in short amount of time..It's a shock when you see damage caused by a tenant, but it's part of the business...

@Shara Carlton..Try Visio Lending.  I'm not sure if they're lending in your area, but I get emails daily about new long term loan option..Maybe Refinance and sell as lease option/owner finance...GL

@Tony Castronovo...Diversify...Try owner finance, Turn Key, Retail Flip, etc...There are so many options. Buying and rehabbing is my niche, but 12yrs later, I'm still learning and growing.  Adding the RE license is very beneficial.....Keep it moving!!! GL

It depends.  If you're leaving the area, Sell.  If you're moving close by, hang on to it for at least 2 yrs..GL

@Tiana O...I purchased the first 3 move in Ready(ouch) the first year.  After, only fixxer uppers, right when the market crashed..Great deals with less competition, YAAASSS!  Find ways to keep doing deals...GL
