I like the idea of a year lease. So I would propose that you have them sign a year lease. If they are hesitant you can explain to them that it protects them from rate increases mid-lease.

Does it say that it is a business owner policy? My policies that cover my rentals all say that. I would be concerned by #3, the others not as much.

If you are looking to be reasonably close to downtown then the Sugarhouse area and the east bench are some great neighborhoods in Salt Lake City

The price for your rental seems right in line with what I've seen and what I have a SFH rented for. Your security deposit seems really high to me though. I would guess that is what is making you less competitive.
