@Kevin Klein If asking about what should you invest in I will say wholesaling off the back. Easy, fun and extremely profitable if you find a diamond. Next I will turn to the Buy and Hold model to really start building that monthly income.

@Lisa Foster-Bryant This real estate thing is real fun once you get the hang of it. From finding the deals to closing is alway like a treasure hunt. Wholesaling is the route I tell all people to go since its the easiest way to make money up front...with no credit checks

@Hank Ful Man, you have to get those exits clauses to walk away when one party goes off the deep in. The only thing you can do is seek out a local real estate attorney and see  where that takes you.
