@Eric Pocker Wow there are tons of ways of doing it. Working with realtors are ok, but that is not were you really find the good deals. If its on the MLS then this mean it wasn't a good deal for the other investors before hitting the market.

I will say you just need to do some local marketing to get your brand in front of those people who are ready and anxious to buy and sell. First you will want to setup a website which is the foundation of your marketing. Without that then you just make it that much harder to find success.

Next, its just all about creating some of the most catchy marketing strategies ever. I wrote about some of them in a blog post here on BiggerPockets if you haven't read it just yet.

@Frank Acquafreda Nice to see you thinking outside of the box of going outside of your market. There are tons of opportunities that you can act on but it all starts with the marketing. The BP community is the best place in the world of educating you all on the ins-outs of investing.

Hi @Dee Cee Marketing is the key to success in real estate no manner of the route you'er taking. Knowing how to position yourself to come off as helpful is what many investors struggle with. Build that relationship over time through yellow letters and watch the response rate. @Phillip Dwyer @Les Jean-Pierre

@Gabriel Mercedes Just have a blank business card with only your website address on it. Your website will then educate people about who you are and what you're looking for. Doing like this is unique and creative way of getting people on your team. I've shown people how to do this for years..and its works

@Larry Chafe Keep the conversation in the manner of you just looking at it as a regular buyer..not investor.  Simply keep calm and let them do the talking so you can find the "pain" once you know that pain then go all in.
