@Derek McInnis That is a lot of money so I would just try to find as much free information online first before shelling out that much money. I've seen lots of people very unhappy after the fact...so be caution

@Michael Lerch I wouldn't just spam anyone unless you want your responses to go unheard. Most people who have big budgets to spend on marketing can just send out these mass letters and can just cross their fingers.

But I will say it will best to approach it from the educational stand point. This result in better response rate, and you don't have to continue to spend tons of money.

Create an awesome educational website hat educate not continue to ask to buy their house. It works 10x better.

@David Tankersley It doesn't matter how many mailers you send out if you'er not doing it in the right fashion. The main issues i see when doing direct mailing is that investors come off too strong.

Come in with another angle of educating people instead of just pushing to buy their property. Doing this will increase your response rate, and you will acquire more properties.

@Michael Westberry a short voicemail asking them to visit your website for full details. This is the best way to do it if you want to be productive.

@Eric Giovannucci wow bro..that can take all day to sum it. But I will say it many comes from doing research in your tagged market. Know what people are searching for and put your website in front of those leads. 

Plus your website must be equipped to capture those leads with some creative marketing tactic. It's all about educating people on a certain subject that forces them to give you all the data you want. 

It's all about being consistent and most importantly knowing your numbers.

@John Horner I wouldn't text any hot lead anyways. If I was you I would just take that time and call them and get the ball rolling. Plus BTW..I don't thinks its illegal to text someone unless your'er contacting them for the first time.

@Anthony Kondor Yes Odesk is a pretty good place to start. Just do your research on who ever you hire. Its can be very painful at time working with people and training them. 

So what will you have the VA doing for you Anthony?

@Chadi D. Wow..man you'er not alone in they fight my friend. I've talked to hundreds of investors in your same situation. What you need to do is stop chasing leads and allow them to chase you. PPC works but its not my cup of tea because you have to continue to spend money which is not great.

There are many ways of getting them to chase you but I have no time here to list them all. But the #1 thing you must do create an educational website not a site that sells to people. Next think about building your online presence so the leads can find you which is more profitable.
