@Bradley Smotherman Wow..that is a lot of money to spend on marketing. Just wanted to know what type of foundation did you setup before you started this campaign. I've seen a lot of real estate investor jump into he game in this manner which is not bad but it is a little expensive to start off from.

I would have went the internet marketing way which is 90% cheaper and more targeted and effective. Either way I wish you all the best and keep pushing that rock up that hill.

@Jenny Pena Personally you should never ever buy any leads. Don't care who they are from. Just think about all the people who've bought that same list. wink wink

There are tons of ways to build your own leads online that is 100% more effective and have a higher ROI. Think about local online marketing!!! It's the best form of marketing in the world.

@Zoran M. Post cards work only if you have the foundation setup. That foundation is having a website that will work for you day and night. Once that's done you will need to build an online presence that will force his leads to find him.

The point is to rank online locally for keywords that get high search volume that will but your business infant of thousands of leas each month.

@Mark Perrill Wow..wish I had enough time to explain this entire process, but just know that educating people is the best route to go. Never blast people with anything unless they are willing to optin. There is a formula to everything though it just that you must create an awesome website where it educates not sell.

Yo @Kortez Walker

Never ever use squeeze pages on your website. Yea I know this sounds crazy but believe me don't do it. You must think of you website as a educational tool not a farm to gain names and email address. So stick to creating a awesome website versus going after those cheesy squeeze pages.

@Reggie C. @Christine Lovett There is not a base amount to spend on marketing. There are 3 levels of marketing all businesses should follow. The first level is the one that I recommend for all real estate business is the building of an online presence. Its very cheap and affordable if you willing to pay for the service.

I'm very interested in what type of marketing do you have in mind? I say this because doing the online marketing is the best place to start..why? Because all the leads or searching online for real estate to by and sell.

@Sam K. I was trying to leave a post on the other post you left in the other form about marketing. I will say if you have that sort of budget then it will be wise to get the website up and running, and create what call local marketing.

@Eric H. I will say to go after your own list versus buying anything. This is the best route to go if you want to build a respectable list.

@Andreina Marquez I'm a big believer in getting the most out of less. The way I teach my real estate clients is to grab on to the power of the internet, and allow the leads to chase you.

That starts from day one of having a website that does all the work for you. The educating, contacting and the followups so its done all on auto pilot. Those bandit signs and yellow letter will work, but not effective as having that online presence. You can have thousands of potential leads coming to you every single month from doing the online marketing side of it.

Here is my first post on biggerpockets that will at least get you on the right track of success.
