@David Rupp No just market your website through your direct mail. The allow them to make that choice of opting in. Plus you can get build an online presence which is far better to let leads find your website online.

@David Rupp You don't have to do it one the phone. Just have them come over to your website and allow the site to do all the work. All you have to do is install a opt-in form and start marketing the heck out of your website to gain leads.

@Kevin Samuels Get online and start doing some google searches. If they have local websites then you will find them. Honestly I will only work with those with websites know that they are really capturing leads online and offline.

@Chris Harmen Create an awesome real estate "educational website" then build a online presence with profiles, videos and great epic-wow content on that site. Work your butt off on marketing that content online and offline. Within 6 months to a year you will be a very happy by dominating your local market.

@Brandon Cravens Well first start with the website which is really easy to do and very affordable so don't get too crazy on that. Just inbox me and I can get you setup on a real estate website in no time.

Next start doing some local online marketing to build your online presence where people can find your business in the search engines. This is very time consuming but when don't right you can be in front of thousands of potential leads each month. This is pretty easy and affordable also if you need to pay someone to do it.

Next you can start the direct mail campaign which needs to be feed through the website. The goal is to send out educational material post cards which will result in higher response rate.

Hope this get your ball rolling for the 2015 year.

@David Burnham I will never do something like that in fear of it going into the trash. Don' come off that way at all. Come in saying that you want to help them with their issues. Be there to educate them by given them options of getting them out of trouble. 

Do this approach and your response rate will go even higher. Plus make sure you have a website in place to capture those leads you are marketing to.

@Eric H. Well overall the site looks pretty good when it comes to the setup. But if you want any chance of getting local leads online you must think about optimizing those pages. Because right about now the search engines are confused about what your website is about and what location your are located.

Plus you will need to add more educational content on your website. Without that your site just looks like you want to buy houses and nothing more. People want valuable information on all type of types so you must add that content.

There are a number of other things that needs to be done but these are the ones I will jump on this week.

Hi @Lamontay Garrett Leads to purchase can be a little tricky sometimes. Most of the time you don't get the results you are really looking for. So the best way to do about getting any leads is to get them yourself.

Just create a website if you don't have one, and then build that online presences. From here you will start to get leads over a period of time. It will be a slow process but its worth your time bro.

@Tim Shin Not too sure if there is a way of doing unless the city have some sort of data base.

Side Note: I took a look at your website, and you need to think about optimizing it for local searches online. Doing this can bring tons of leads your way if you can build the online presence also.
