I guess I am at the point that all newbies eventually come to.  I have an appointment with a motivated seller and of course I am nervous. First of all I am having problems finding a purchase agreement to use for an assignment.  If anyone can help me to find the proper form for an assignment please do so.  I saw a form on bigger pockets but was not sure if it was a correct one to use in PA.  I am also wondering if it is proper to try to get someone on contract the first meeting or should you have the meeting then tell them you have to run some numbers and make the offer after you do some more due dilligence on the property.  This is a good property and it fits the 1% rule as far as cash flow and I don't want to let it slip through my hands so should I try to get it under contract on the spot? 

Can someone help me out with the Purchase Agreement issue?

Thanks for the advice.  As a newbie i for one appreciate learning from anyones experience.  As they say experience is the best teacher.  Now I will never have to personally go through that experience myself.

A freind of mine is a landscaper and a customer of his told him he wants to sell his home for sale by owner.  I spoke to the gentleman and he said he recently purchased a house down south that needs work on it and needs the money to move down there and fix it up. He says he has had offers but they are not near what he wants for the house.  He says the house is paid off.   He bought the house in 1979 for 58,000 according to the county website and the house was assessed for 136,000 then.  He has put a lot of work in it since then and now wants 189,900? All his information points to a motivated seller but he may need a few more months to become really motivated.  Should I persue?  Your thoughts?

If a house is for sale by a realtor and listed as a fixer uppper, is this a good property to persue.  Is it possible to try to assign a property when it is listed by a realtor or is it best to focus on for sale by owner when trying to assign a propery. After cheking into records I see that both owners are deceased and the property is still listed in there names on the county website as owners.  They do have surviving adult kids but the house as of now is still listed under the decesed parents names and they have been gone for a few years.  This seems like a possible motivated seller.  your thoughts

I  am new to real estate Investing but have been studying it for some time now. I first became intrested in it after reading books like "Think and grow Rich","Laws Of Success" (By Napolean Hill )  the Magic of Thinking Big and other self help material ( Earl Nighting Gale etc, )  I began to understand by having a positive mental attitude, you could accomplish anything.  I've set goals to become a successful Real Estate Investor and not to stop until I achieve it.  I plan to learn something new everyday about investing, and move toward my goal.  I will be successful in Flipping Houses, Assigning deals, rental properties, Foreclosure and pre-foreclosure properties.  So remember my name, I will be here for a long time.  I have just began.  I will be asking all types of questions related to these fields as I grow and learn.  Im glad to be here with like minded people.  I'll see you guys on the field.  Have a prosperous day to the BP family.

I have a listing of properties that are mostly bank own properties.  They require some rehab.  Will I be able to assign these properties to another if they are bank own properties or will I need to try another strategy.  What is the best way to approach this strategy if it is possible to assigned these properties?
