I live in California, but invest in Massachusetts. I took Kaplan online courses and then got the licensing for California. One note is that the online courses will force you to space out your certificates exams over a period of 3-4 months. You can have all the materials at once, but you can't take all the exams at once. The idea is that if you were in a classroom this is what the pace would be. Once you test out you can go for the state licensing.
Massachusetts let me waive the course requirements and schedule for an exam right away. I recommend you buy the course material for whatever state. I got cocky and low and behold I missed the state part by one point.
Bottom line is I recommend you get a jump on your courses for whatever state your in or expect to be in, apply your course certification to whatever state you decide on, and get licensed. Alternatively if you wait, your licensing will be about 2-4 months after you decide.

You can buy a probate list from US Probate Leads and save yourself a lot of time. I had mixed results for my area and was not convinced it was as tightly controlled. But it was a time saver and I sent mail out from there and had fair responses. Talking to the attorneys may be the best means as they don't have the emotion of losing a loved one. The will be harder call to make as they are busy and will chop you up if you are not prepared. Going to clerks at the courthouse may be the softer landing and a good educational exercise on how to pull those leads. Bottom line is pick one; do it to the best of your ability; measure your results and then refine the approach or move on to a different method. Good luck!!

Save your money on training programs. You can get all the education you need from BP and OJT (On Job Training). Spend your time finding deals. There are quite a few flippers and buy n hold investors in need of properties. Join the Western Mass REIA and network with locals. Take action not courses.
