@Justin Webb, it really depends what your needs are. The turnkey guys are great for the busy part time investor/hobbyist or even the pro that loves the convenience. Your alternative is a longer row to hoe, but can be more lucrative for you (savings on property and management). You would have some more flexibility too. BUT buyer beware if you choose wrong. Network with investors at your local REIA and get referrals. Good luck!!

@Matt Z., can you owner finance the downpayment? A hard money bridge loan could certainly work or you can post on the BP marketplace and ask for a bridge loan from a private investor. Can you partner with someone for this?

@Account Closed, I have not found that social media marketing has generated any leads for our business, BUT I do think it is a great compliment to your online presence. Re-posting blogs, youtube videos, and other items helps support your webpage presence and credibility. I look at it as I want everything to drive traffic to my website and have a motivated seller call, email, or fill in the form.

Dagart,

Put everything in writing in a SOW (Statement of Work). You must be very detailed to exactly what you want. Pay for work completed. So set up a payment schedule that you both can agree on with payment milestones along the way. Be leery of deposits to start work. A real contractor can start work without a deposit although we often buy the materials ourselves upfront. Add penalties for not meeting your agreed timeline. Contractors are the most crucial part of the job, but are hands down the most difficult. I would go to your local REIA and ask for recommendations or get three bids and determine who was the most professional (not the cheapest). Good luck!!

Hi Dan,

Look up @Justin Silverio and his website "The Boston Investor". He has a number of great resources there including a purchase agreement that is very wholesaler friendly. You should review it with your attorney though, but it is what I use and covers my needs as a buyer or wholesaler. Good luck!!

Hi Brady,

I am a fix and flip investor in Western Mass. If you come across any good rehab properties please give me a call. Foreclosures and Short sales are good. Just want to be in good neighborhoods, so no Springfield stuff (unless it is 16 acres). -Bob
