Hi @Sheldon Jones, the loan type will depend upon your future exit strategy. Planning to hold the portfolio for 5 or more years, a single portfolio loan can work to your advantage. The term is usually 5/10 years with a 30yr am schedule. The portfolio is underwritten based on cash flow and minimum DSCR requirements. This option also allows the flexibility of financing in LLC with non-recourse option. Congrats and I hope all works out with acquiring the portfolio of rentals. Hi @David Koopman, asset based lenders are more flexible than banks. You may want to add this to you possible options. Single-asset financing with LTC financing under 1 year and underwriting is based on cash flow using minimum DSCR requirements. Inbox for more info. Good luck!!

Hi @Daniel Dietz, great questions. I will try to add some value here. Typically yes, properties are cross collateralized in the portfolio loan. Word of caution, some have yield maintenance (prepay penalties) and since you are considering liquidating properties at various intervals during the term of the loan, keep this in mind. 

Terms can be 5/10year with 30yr am schedule. The best options is the one that will provide you with the most ROI considering your business plan and exit strategy. Be happy to discuss more as there are so many points to cover. Feel free to inbox me. Happy investing.

Hi @Heath Thomas Jr Portfolio lenders will look at the DSCR when considering asset based loans. For example DSCR of 1.20. You are very close with the total minimum loan amount required for some of these loans, $500k minimum and 5 properties. Interested in learning more, let me know. hi @Eric F.  think you are on the right track looking for an asset based lender. I think some lenders may question why the property is not cash flowing if you present it as a stabilized rental asset. I believe that would be the only challenge, with the strategy of waiting to place a tenant, until after financing. Lenders like to see the asset producing or at least that there is a signed lease with tenant waiting to occupy the property. Good luck with your business and congrats on the 2 rehabs.

@Account Closed there are asset based lenders that are a great option. See you are in COS. Love that area. Have investment property there. They have been great investments for appreciation and cash flow. @Sean Lynch congrats on preparing to purchase your first investment property. If you are planning to buy and hold the property as a rental, you may want to look at a traditional residential options, if credit and down payment are not an issue. This will be by far your lowest rate option. Best of luck!! Happy investing...

@Jose Cordero Blanket mortgages/Portfolio loans are beneficial for stabilized rental portfolios.  As a new investor, I believe @Wendell De Guzman provided sound advice regarding hard money lending to start with and begin building your portfolio until you have a few stabilized rentals. You can then grow into Lines of credit and Portfolio Loans. Wishing you the best and congrats for taking the first step - education!
