Another one that is worth looking at is SimpleRent.com  They have a tenant portal so the tenant can set up payments, see payment history... etc.  They are new to the game so they will bend on price.  I know the owner.  :)

This doesn't help right now but wanted to mention it.  My partner and I are developing a software product that helps track flip investments.  The software will help flippers connect with investors and help keep track of how things are moving with each flip.  We are funding multiple flips and multiple flippers right now and want to simplify how we track these investments.  If you are interested in more info, pm me.  We won't launch the software for many months, but during the build time, we will need input from experts like you all.

Hello,

I have been approach by a builder/general contractor who is building 600k houses.  He is currently building four houses and needs money to move to his next build.  He has approached me.  I am interested.  Do any of you have an NDA you use that protects both parties? I think the main thing they want to protect is the info they have gathered for a couple of floor plans they have.  Budgets, floor plan, etc.  

I would also like to chat with other investors on here that do this.  What is the basic formula for payout.

Post: Displaced family from Gatlinburg Fires extra pet

Hello, 

I am working with a temporary housing company to put a family in one of my higher end houses.  A father, 2 sons and a small pug dog.  I showed the house last night and the father asked about pets and adding a second dog.  It's going to be a "husky" puppy.  The house is a 550k house.  It has some hardwood floors and some good carpet.  I was ok with a small pug, but now, I am not sure.  

What I want to do is charge a 1000 dollar pet deposit for second dog and add 50 dollars to the rent.  I am ok with loosing this guy, but I don't think I will.  I am just worried about the house being torn to bits training a dog.  The security deposit is 3400 dollars.

Are there any software platforms out there that allow multiple tenants for a single property (think college kids apartment sharing) to pay separately.  

If you are a landlord or have had experience in this arena, can you tell me you about it?  Did you collect from a single tenant who collected from his sub-tenents?  Did you collect from each of them individually?  Did you have each of them sign a lease?  Did you do any of this online?

Post: Smart Home for a new Build

I am building 2 new homes.  They are side by side.  Simple homes.  Build will cost around 130k, sale will be around 160k.  The are in the infant stage.  We are pouring the foundation this week.  I am thinking about doing some A/B market analysis with them.  :)  I am going to add a few smart devices to one of the two and leave the other as a normal build.  Things like a Nest Thermostat, a garage door that can be controlled with your phone, a nice security system.  Maybe some fans that are controlled via your phone and remote.  I am interested in finding people who have done this.  Has it made the home more appealing?  Where you able to make a better profit? 

I am also interested in other's oppionions.

I just broke ground on 2 new builds in the Knoxville TN area. The builds are SFH in a subdivision. The houses should sell for between 170 and 180. I am thinking about going ahead and putting them on Zillow to get some conversation about them. Maybe some inquiries. Possibly even an early interested buyer that would like specifics done to the house. Are there any con's to having a build on Zillow 5 months before its ready?
