@Alex Gadbois welcome! How is your duplex doing in Sac? As you talk to people on BP, I would try to identify what type of property you want to go after next and then try to see how to do it (i.e. another duplex might not run you too much more in terms of a down whereas a 20 unit will - but it will likely get you to your goal faster).

@Jon Quijas doing pretty darn good! With that credit, figure out your DTI before you think you need to go creative - might be fine just going the conventional route in a lower cost location.

@Samir Pathak welcome! If you can, try and attend @J. Martin meetup next week in SF and touch base with the fellow SF investors. There are different strategies to take, and at the end of the day there is no right/wrong approach as long as it gets you closer to your goals!

@Travis Knight SF will be tuff as you mentioned because of the FHA loan limits. Typically (not always) any seller that is listing a 2-4 in that price point will be able to get enough interest where they can look at a conventional offer at the very least (if not cash as well). FHA loans are not impossible to pull of on the SF/Peninsula, but they are tuff. In SF we have it but as you go south there is also just not that much 2-4 inventory until you get to San Jose.

@Starla Ballantine welcome! As you go down the process, try and learn as much as you can from the local BPers that are doing what you are trying to do. Most of us are very approachable (at least in the Bay Area).
