@Maria Vogel as a few others have mentioned, put it in writing. Seems like you are looking at commercial properties in general, so likely your offer will have a similar structure each time you do put it together. That is helpful because even if this seller will not consider it, down the road you can have a template offer to use when trying to get commercial multi with seller financing.

You are a smart investor. As @Chris Mason mentioned you would be surprised at some of the stuff buyers propose.

@Mark Hamblin I use @Brandon Hall - hands down one of the best RE CPAs out there IMO. Everything is done over the phone/skype/virtually. He is based out of Washington DC and I talk to him more than I did the two CPAs I used in San Mateo.

@Nick Garzini welcome! First - I would take your parents out to coffee/dinner and ask them about what they like/don't like about what they have done to date with their investing. Get them to be completely honest with you and absorb everything they say. Then, try and make it out to a local BP Meetup and ask away - your goal is achievable - there are just 5,000 different ways to get their in real estate and if you can avoid some of the common mistakes you will get there much faster!

@Peter C. take a look at 10X by Grant Cardone - it is talked about a lot after the Podcast when they interview him on BP. Game changer for me. 

Felton/Santa Cruz mountains are a very interesting area!

In terms of getting your license, I will PM you but there are probably quite a number of things you haven't thought about that once you are licensed you can do.

@Jon Quijas that is another story (that price point is hard to even get a loan on sometimes). You are a smart guy, but as you do your diligence remember that lower priced properties still likely have the same systems. When thinking about rents, your materials should be about the same across - but labor won't be. Take a look at some of the posts on lower priced point homes to nail that down.

@Jerry Padilla is spot on - if you can borrow at ~4% and get returns above, that might be one of you best options.
