@Jonathan Franklin you are quite the impressive young man! As others have mentioned, listen to all of the podcasts and read what you can. Also, try to go to Open Houses with your parents/neighbors and get an idea of what makes things sell. Ask questions - at your age anything will be ok to ask so try to learn as much as you can and figure out what about real estate makes you so excited.

@Theodore Lin have you been renting it out since you bought it back in 2013? If not, there may be some other paths you might want to take.
@Lauren Heart is right in terms of aligning your investment goals with your decision. Depending on what you are trying to accomplish, that really will influence what you do with your property.

@Khaled Seirafi I think it was about ~$250 the last time I spoke with my insurance agent for nothing fancy. Very possibly to get under that (and as you know very easy to get over that) but from an insurance stand point she was comfortable in that range.
Really just depends on the GC you use.

@Brian Garlington @Account Closed made some really great points. I know your post is titled "What's easier to Rent out for cashflow" but just also remember that a 3bd/2ba is usually easier to sell than a 2bd. When thinking about an exit, just keep that in mind too.
