@Jonathan Perez I do not know if closing costs and additional fees may be out of pocket with that program, but some banks require you to have a few months of reserves as well as your down payment. What do you think @James Wise?

@Robert Broadie  I agree with everyones replies to you. As a former roofing contractor I wish to suggest something to you. You may be able to reduce costs by installing a roofing system over top of the existing system. This normally happens with roofs with 1 layer that are asphalt shingles and some flat roof systems. There are plenty of variables that decide this option but here are a few:

1) The city/county may not approve an "over top" installation if it more than one layer already. It is very dangerous and may cause a cave in due to high weight loads.

2) This may void some manufacturer warranties. Not all but some. Again, ask your bidding contractors.

3)The roofing decking should be thoroughly inspected from the inside (attic, etc) and outside (look for dips, bows, water damaged areas) for areas of the roof that may be wood rot. A new roof on top of bad plywood spot is not acceptable by any standards.

Over top roofing systems are very common if the stars line up and may save you some good money.  I ADVISE YOU TO ONLY QUESTION YOUR ROOFING CONTRACTORS ABOUT THIS OPTION GIVEN THAT I DO NOT KNOW YOUR ROOFS STATUS!! Good Luck and let us know what you've decided!!

The monkey reference was symbolic of someone just smashing a keyboard with their knuckles as a response. Ben's initial reply was more criticism than "constructive". When starting of a reply with a statement like, "I do not take you seriously" when the gentleman was only looking for assistance is wrong and should not be a within anyone's mindset of this website. This site is built for better things for better people: For people who get help when they ask for it, not just a simple internet lashing for not typing a few words properly.

@Ben Leybovich, Jon stated that the investor informed him that their market will not allow him to purchase w/o 20% down. There are some keys triggers to take in here. The Forum post falls under "Starting Out" clearly showing that Jon is new and anyone could point him to BP's Low/No money down book. Secondly, Jon's title of this post is "frustrated" which tells me he is upset from what this person is telling him. Now I can appreciate proper grammar like yourself and I don't have a problem with you wanting to deal with people who seem/are professional, but you could have looked at his post a little harder. No one is looking to pass out a congenial award, some guidance and RESPECT for a fellow Bp'er would have done the trick. Thank you for your appreciation towards service members!

@Ben Leybovich Hey guy, it seems to me that a few BPer's where able to "decipher" @Jon Mccarthy 's grammatical error's and I would rather do business/talk with an "uneducated" person at anytime versus dealing with an ignorant, rude, self righteous monkey who suffers from a clear reading comprehension problem ANY DAY! 

"People (agents, investors, bankers, etc.) do not respond kindly to people who appear uneducated. If you want to be taken seriously, you need to put a premium on learning how to communicate your thoughts in a more refined manner." I can't take you seriously Bent Ben!! Have a better day!!

Ok BP family……. What is the best time of the year to buy as an investor? Thanksgiving/Christmas, in my opinion offers an excellent time given the fact that most Americans are spending money on gifts, etc, tax season offers returns to potential home buyers so what is your perception or history on the perfect "season" to purchase for you and what alters this in comparison to my perception?

I have to admit that all of these responses are excellent. I held this question in the back of my mind for months thinking I would figure it out by listening to more podcasts and reading but I could not grasp such black/white answers pertaining to "how to find a deal". Next questions will follow once I choose what I think would work for me I'm sure. Thank you all very much for your replies. You all are the reason why this site is what it is! Hopefully I'll be following suite one day replying to rookies, etc. with knowledge.
