@Stuart Birdsong I would purchase the house only at a price which I felt I could resell close to my purchase price. I don't care where a property is, this ones the country but 4400sqft built in 2010 on 2.5 acres. Im a believer that offering 110k will keep me safe. The only down fall is waiting to resell it. That is my concern: hoping to acquire land to comp the others AND if that doesn't work how long I may have to hold to resell. Hey, Some deals take vision and guts.....not sure if thats it.

Hello BP, I am interested in buying a property down south, middle of no where for 120k-ish. Beautiful colonial style, 4400 sqft built in 2010, yes 2010. Great touches with the construction BUT no comps. Only thing comparable MAY be 2 homes FOR SALE, not sold. This are newer construction or recently remodeled BUT are sitting on 25-40 acres and are priced at 350k to 450k whereas this interest property is sitting on 2.5 acres. Common sense tells be that IF i can obtain the (cheap) land around it and amount up 20 to 30 acres that I can bring it close to the 400k ARV mark. This may lock up my money for quite a while especially if I have to hunt down the land hoping they sell. Ideas on finding the land? Negotiation tactics? Even worth the try? Thanks ahead of time everyone!!

Ryan, I have never wholesaled YET but in my opinion YES age CAN be an issue if you carry yourself as such. First things first, if you are a business man act like it. Find your weakness and work on it, i.e.  public speaking, sales pitches and understanding YOUR numbers and reasoning for those numbers. Be transparent, not politician transparent but business transparent. 

Let them know your intentions and if they pull the , "You look young, how long have you been in business?" stuff than prepare a rebuttal before. Tell them what you are in a professional manner. Most adults will/should respect a young business man if they carry themselves properly. THINK ABOUT IT BROTHER...most people where drinking beer in a college confusion at your age so if you're a go getter/ not a dipshit they will respect you for it....this DOES NOT mean they will sell to you because thats a whole different ball game. 

FYI this is coming from a man who opened a roofing business in South Florida at 22. I had to sell myself and most of my customers loved the fact that I knew what I was talking about, did what I said I would and they would cut me that check with a smile!!! Good luck!!

@Ben Leybovich  This did get out of control and was not my intentions. My intentions were to expose my dislike for what seemed to ME as a distasteful response for someone looking for the BP crew to offer guidance to him. NOW, you did offer him sound advice in ANOTHER aspect that may prove to be important for him somewhere in life and in business, but I felt that your response could have been more constructive towards his question. Ben, this was not supposed to be some weird witch hunt, my rebuttals were to those that questioned my reasons for what I felt was standing up for Jon. "Get good at solving people’s problems – you’ll do well in life." I believe that is your quote from Podcast 14. You are a war dog here on BP Ben!!! Some BPer's  look up to you from your podcast and your time spent helping others here and you should keep it that way.

@Jonathan Perez I spoke with my broker a while ago and she suggested 6 months of whatever the mortgage payment may be and if a condo then add 6 months of the HOA fees. The banks like to see a safety net of sorts so get an idea of what your mortgage may be like and times it by 6. Take to a broker here on BP or call one near you to discuss the details. Good luck!

@Bradley Smotherman I love your initiative man. I am sending you a colleague request and I will follow your work as well. I wish you the best and I hope to learn from your experiences. Once I am discharged from the Army, I plan to direct market immediately. The only reason I can not do this now is because I am serving over seas for a while. What is your thoughts on wrapping a vehicle in advertising with your contacts and specialty? Same ideals just like the bandits signs? Can't control the caller's?
