If Dave listened to his own advise he would not be were he is now. He thinks owner financing is different from conventional loans when actually they are both considered debt. I do think being debt free is good but to get there you need debt to leverage investments to allow you be become debt free.
I do listen to his podcasts on a regular basis but I think a lot of his advice is bad. It does make me think about debt and how to manage it even though he does not believe in debt.

How much should I charge for interest rate on a land contract?
I am selling a property for $55k with $5k down. I am thinking for 8% interest.
I do not make mortgage payments but my partner does hold a $25k mortgage that will be paid off when the buyer can get financing.

I know a landlord who handles Milwaukee inner city properties. He said he always does an inspection but it is unannounced. He calls first with an excuse to stop by like to give them another document, sign a document or something. He is really only seeing the living room or front entry but he also asks to use the bathroom.
I have been thinking of trying it but never have.

It is caused by the HVAC duct contacting when it cools so it is after the furnace in the upper unit has run for a while and then cools it knocks as is shrinks. look at upper unit where the vents are located and correlate them to the location in the lower unit.
the ducts are not secured properly in the wall.

Be very cautious of letting her paint. you will end up with paint on the trim, carpet, cabinets and else ware. She might also decided to clean the brushes and tray in the kitchen sink and caused a mess. I have had all of these things happen in the past.
As for the alarm system cable TV companies now provide alarm services so she could contact them for more info.
