You could go with a boiler.  It is really easy to run the PEX tubing through the wall to the second floor.

The expenses are very low. I am not sure where you could get snow plowed for $25/mo.

As to the down payment maybe you could get the seller to carry a 2nd.   I am working with a bank  in Elkhorn, WI to get a line of credit and I was told they do 15% down on apartments.  PM me for their contact info

A Milwaukee attorney for who taught at Marquette law school 40 years said set up your LLC in WI if you are living and doing business in WI. Additionally he said if you are doing business in WI you will be sued in WI and subject to WI laws not Nevada.

I have a duplex with the same layout and seen many like it.    I think might be better because it eliminates the wasted hallway space.  My bedrooms are odd sizes but I really didn't have a problem filling it.  I am getting $650 for lower and $750 for upper which includes attic.

The duplexes I really don't like  are the ones that have Tub/showers you can't stand in be because of the slanted ceiling/roof.
