It sounds like you have a bad realtor.  It looks like the price was reduced the $39k so your offer is within reasone.

as its a 1000 year flood I would replace what was there if there is a flood again  what ever is there would need to be cleaned or replaced anyways

IF its a rental I would use the rustolium epoxy to spray on.  If a flip the new tub would be best.

Great JOB!!!!!!!   I have done carpet but only in a bedroom or 2 but saving $500 is great.

 I have moved to laminate floors  living rooms to keep long term.

I think you have to look at similar sales in your area compared to the assessed value.  In Milwaukee I  am buying at 25 to 50% of the accessed value.  I due have a multi family deal  that is  close the assessed values but he owner is sticking to the value and I am about 15% under and  at current rent is break even and the property has deferred maintaince

I have worked in manufacturing operations for the last 10 years  and have been laid off 2 times. The first time I have if found a job right away now I am using up my unemployment and working on my real estate biz. I am going to try wholesaling but the focus is aquireing my properties for myself.

I would say I am surprised it is in not in the RED zone.  If the unit is vacant it might be in  rough shape. This is in an area if the building is empty the copper will be gone and maybe the furnaces and water heater too.

Does anyone have a Wisconsin version of a LOAN ASSUMPTION ADDENDUM?

or provide more information on documents needed for  a subject to deal for a 5 unit building.

Welcome Zach!!! The Fond du lac area has a lot of great opportunities.  I have been thinking about getting some rentals in Ripon.
