I talked with waterstone bank in Milwaukee and the seem very investors friendly. They are willing to bundle properties together in one loan.

Try putting signs up on boarded up houses. This will also give you more buyer leads then sellers.

I would focus on finding a good deal first then the buyers will follow. If it is good deal a simple craigslist ad will sell it or talking to a few people at your local REIA.
Just say "hello" their response will be "I saw your sign"
