You find some that charge too much, others act they know everything. Check a tile guy vs your handy man tile job the handy man tile prices are same as pro no brainer go with the pro.

Fill in the blank with others jobs that need to be done.

Having a 3-party screening company gives you layers of protection. They make the decisions based on simple metrics.

What I see is folks who own rentals that are leaving on the edge forgot their business model get caught with your .... down.

So, the charging each adult 30 dollars cash before you do any back ground, Is what you must do over over!

I always prescreen over the phone to save time/money and just hassle factor for all involved.

Think with a clear head about the numbers, HOUSE fever can cloud one’s judgement on such matters.

A good inspection do not hire the seller’s agent’s inspector, find out how much work the house needs then assign cost to it.

In the old days you could talk the price down when issues pop up, now not so sure BUT still try if it is huge cost then for sure that is a deal breaker.

Then location is HUGE a busy loud street, bad schools fill in the blank___________

Using cash in our system is changing  more folks don’t use cash at all. It has several factors but none the matter the slow grind is heading towards less cash. How long tell we go cashless is unknown. In my stock portfolio I am buying stocks based on this idea.

I am currently also ready to take position in Bitcoin I am tip toeing in. More of a world currency making  world trade using a world currency sounds like a possibility. I may lose it all don’t play with the milk money.

A seasoned agent will pass on this unless that get hard numbers prove they have real money are using offers that have a chance.

The market is HOT some parts of the country are worse than others.

What it will take is an engine to push it over, confidence in the current systems of borrowing /buying property will get pressed.

If /when it happens some parts will suffer more than others like a allude to earlier.

Could be constant release of bad news that erodes confidence and folks spook causing a shift  a run to the exit.

Consumer confidence is an economic indicator that measures the degree of optimism that consumers feel about the overall state of the economy and their personal financial situation.

I use one account for all my rentals make sure to keep this account for rentals only no grocery shopping etc...

Now if you get BIG then you may need several accounts.

Then have your personal account for other needs.

I had a buddy opened an account for each rental looked like too much work/messy.

Make this as simple as possible on yourself and the tenant, take pictures/videos of all damages, hording. When they don’t get the deposit back show up with copies pictures/videos of all the damage.

One-bit advice do not tell them they are not getting the deposit back until the move out, tell them they most clean the place up to get deposit back. If they think no deposit back LOOK out, they may hammer your tons of garbage more damage.

Yes, I am seeing that too, I really did not get a grasp on how much SFH prices have sharply risen tell I got back on the net and talked to my agent.

Its just that type of SFH 2 to 3 bed close in are limited will always be limited. Easy to sale hard to buy.

It is a bidding war go in strong or go home, of course location and shape will amplify that.

I see a small tiny house close to down town OP, Ks listing price is 125k agent thinks it will go around 150k, the rent could be around 1k.

As I look all my rents on my SFH rentals are all on the low side.

If they damage it then they pay ,cut carpet ,pet satins ,gash in drywall ,dings on stoves ,fridges .You must make sure they are cleaning gutters most time they ignore it ,that can damage basement walls  etc...
