In my area 200k S.F.H are a bidding war  most are  bidding  over 10 to 15K may be more of course the issues of the  home/location  will push the $ up and down .

Market is RED hot !

Return phone calls in a timely manner, not showing the same house to other clients /take on too many clients.

Walking through a house and giving an honest assessment of the things that need work this  a BIGGY very few do this!

Recommending folks for house inspection that are not going to blow through to keep the agent happy.

Closing time able to do it with out slowing down the process they did their homework.

Some agents will not take on investors they want quick money/still hungry!

That amount  of money I would not blink if that is your target group. Careful abut what type of wood you use  some may  be toxic ? check it out .

All my renters have renter’s insurance I make them prove it some tend to have old polices that are not up to date. They do cover liability but there is verbiage that can be tricky do your homework!

I bought top of the line if I say the name they might delete ,I like the product a lot for rentals put it in expensive SFH and cheaper ones . Oh I commented twice sorry

My wife was not happy when I dumped  money into real-estate after the 2008 crash she was scared .I knew I had the work  ethic to plow ahead so I  went ahead .

But what you are talking about goes to a level not about real-state  3 months is quick but hey I married after 3 months been married for decades .Try counseling some where this  might gets things out in open ?

I wire all my fans to the light ,just did 2 in one house last month  paid my roofing  buddy to cut  and drop my exhaust flap in caulk it  .Then I had my other buddy hook  up fan /electrical  in the attic, labor was 300$ .Lots of scammers just let it blow in the attic .

Most if not all success stories starts with getting fired from a job making you pivot going a new direction/more time in the same direction count this as a good thing make the most of it .

In times when leasing was/can be difficult a yearly lease was a good option to lock down some one .I no longer even do a 2 year lease that can /will back fire if you get a bad apple .

In my area leasing a "A" S.F.h  yearly lease is not a necessity but still do it .I can lease a S.F.H usually very quick knock on wood .So I still avoid a month to month use a one  year  lease .

All I can say you need to micromanage the rehab make sure it is done right .Lots of crews blow and go ,that means they are not paid by the hour so they go faster and faster skip stuff hide etc... not all but they are out there .
