Never  had any issues to speak of looks like a the floor was not level  I mean  BIG time not level  this stuff is very forgiven stuff can take a beating and still look ok .Or it was not installed right .

The internet ,Facebook etc.. you need to be able to quickly  figure out if it is junk ?Then scrub scrub tell she shines like a new pistol .

Roofing first go up there throw a tarp on it then nail down the tarp, then call a roofer if the roofer can get there quick have them put up a temp tarp, gutters always last.

Your PM should be keeping up on basic stuff that you do to the unit on a on going basis .

Pay more up front for the yearly amount 15 %,then you should  see no nickle and dimes when working on the rentals for all the stuff that goes wrong .Unless you bought a house that needs tons of work .

Put 25% into conservative  investments .Take 50% and buy S.F.H in my area of knowledge .The last 25% into commercial properties .

Sounds like this is simple get the house apprised then make decisions based on that true value.

I looked into Lawrence Ks the money to play in that area is more then I am willing to pay .

Yea seems 12 month lease are the norm ,they will rent beat up places if the location is close to campus you can get a top dollar .

I have had experience in this area I see I responded while aback it boiled down to mainly 2 reasons. The first is bad credit the other is want a price break.

I resigned my first renters they paid up front again I raised rent, they are still under what I could get but not a BIG amount.

So, I take the clump invested it in stocks at the bottom in March see what happens so far so good.

Right now, we have been going through deflation for long time for several reasons. It seems SE Asia props up the dollar so they can export their way to prosperity.

The dollar will remain strong for some time lots of countries will make sure of that. Americans like to spend money on all kinds of STUFF, that is a strong engine that drives many countries’ economies.

Oil is traded in dollars; it is still the most trusted currency in the world.

USA real-state is going strong will remain so for some time. some areas over heated they will correct, your likely culprits San Francisco, New York New York, Denver Chicago etc..
