Need to micro managing be on site every day or let them think you will.

Be able to say this is wrong be firm but not over top that will never work with blue collar workers.

Keep the budget close check and re check numbers.

Avoid up front paying labor that is not done yet this is a BIG NO!

Pay only as the work is done if they need a draw.

Offer to pay the materials cost try to avoid the up charge on this, have them show you the itemized bill for the materials.

Getting your job pushed back to the end of the line can happen keep up ask when they  are showing up if not when and why?

Make them pull the license for the job double check to make sure it is right .

I show up some time with a large pizza if it is going well. You want these folks to like you don’t get too cozy.

I had a doc rent an SFH paid the deposit signed the lease then couple days later said the bedroom was too small. She did a stop payment on the check.

We said h... with it let he go had it rented in no time.

Keep the deposit let them go get it back on the market ASAP.

Try Alside windows they have a great warranty, I see they have a rep in your city.

I have them in my home I live in , and rentals they replaced few windows that were 17 years old the seal broke.

The answer is 3 times that is the standard ,I would hire a 3 party and do a back ground check .

I use a 3 party back ground company, I take a picture of the drivers license and send it to the back ground check .If they have no DL that may be a RED flag you need some form of ID .

I tell them the form is simple if you don’t fill out all the info it will delay the processing of the back ground check.

The cost for me $35 for credit, criminal back ground check I charge them the exact amount no trying to hustle a few pennies here .

Here in KC metro area I have a granite man that has remnants from a previous jobs.

The only issue is the pieces left over are not really big enough for a big kitchen counter job.

Granite is no longer just for A-B if you live in decent size city where you can get a deal on granite.

Here is the bottle nose jack way to raise it.

I know some one that is close who makes a good living dealing in mobile homes .Not sure of the model of how it all works .I would guess owning the land is the money . Buying and selling the trailers would be action too .

I use Zillow it gets the most hits for me, also use craigslist with lots pictures.

Look how others are running Ads type of language, pictures etc.… when in Rome to what the Romans do.

So, first Biggy is it overpriced that is number one reason.

Winter time is always slower than spring /summer don’t get desperate and take a dude.

Do a walk through talk to them does any thing need fixed ?Then still walk around check out the furnace pull the filter is it dirty ,let them know a dirty filter can damage a H.V.A.C system .I buy a case of filters make it easy as possible to keep the filter changed .

Look at the bathroom is there water damage ,how are they living ?

Keeping the gutters clean is a must helps prevent water/damage in the basement .This is a tough one I find very few keep the gutters clean .I bought a blower with a attachment  that can reach gutters blow out crap it  makes it easier  .

Give them your phone number !

Let them know you will be signing a new lease as soon as the old expires or they need to move .
