Every time you write a check your account number and routing number on it .

When I add a tenant  I do a criminal  back ground check at very  the least .

It's all about the loan company wants to cover their a... so they do an inspection.

When you have a simple kitchen sink without a faucet it will not pass inspection lots of small issues will cause it to fail.

do you do back ground checks ? I did a 2 year lease once it went south the boyfriend left her  she wanted to stay with no money. I micro manged  her  she struggled trying to open a day care lived like a slob too . I told her time to go I was always  in contact with her .I even paid a buddy a 100 to haul her crap quick she was a money losing deal I needed to stop the bleeding !

I did not bother to read all the post ,so everyone is shocked why you did that .Now if you can muster up 40k put a down payment on a  rental in a class B area might take time don't get in a hurry .

Back in my younger days I rented a house with a few buddies that was in a repo they never told about it to us, after a year they dropped a bomb said the house is sold time to move .

CPA's are like any thing else out there some good some bad.Some don't look for ways to help you with in the tax laws just pay pay .Do your home work talk to folks who they use .

Funny people with a million seem not to be any happier then those who have less .Might have different worries but worry non the less .
