Check the secretary of state. In TN there is a state register of all businesses that are filed.

I'm also a survivor, or close to it, 16 unit, $400k all in.
Bank did 100% financing and took seller CD for 20% collateral instead of down payment. Rolled in all closing costs, except appraisal. We can call it 1%.
After rolling cashflow into remodels I've increased rent from $5100 to $9000 per month.
It's been a fun 3 years.

Have a lease and stick to it. Do not give an inch. This goes down the road of section 8 or rent. If they are $100 short this month it may very well be $200 next month. Always charge late fees. Dont leave utilities in your name. You will eventually get stiffed for a last bill.
I love section 8 and regular but if you give on your end it does not require the same understanding when its you taking too long to get something fixed. They will bail and move and you wont stand a chance in hell of chasing the balance. Any section 8 office will not care that you didnt charge a late fee.

Ive tried this. It has to be rent and pay for improvements separately.
Also never let them pick paint colors. I allowed this once. Colors were good but bad location.
What i thought was wall color was ceiling and lets just say it took several coats over my new brown ceiling and beige walls.

If getting best ever apartment syndication book dont get it on audio 😂. The lady tries her best but its slow moving. Its probably a better read.
