To echo the sentiments of other BPers, the transition of my mindset after reading this book is what really made the impact. Thinking of things in terms of assets and liabilities and the whole cashflow quadrant helps mold the mind of an investor. My advice: read the books, get a second opinion on anything you find questionable, and skip the RDPD seminars.

Not everyday an Evanston deal pops up, although I think the ARV is a tad optimistic for a 2bd in that area. Looks like the house is in decent shape, though. Good luck to you.

I think you'll have more success if you provide criteria for what you're looking for. Area? Price? Bedrooms? Brick?

You'll see lots of properties in Indy being posted here every week. I'm sure if you reach out to some wholesalers in Indy with your specific criteria, they'll be able to better assist you.

I think you're far better off following the advice in this thread and staying away from anything charging such exorbitant fees. Spend some time educating yourself and do a deal yourself after you've spent time reading, listening, and studying your target market. If you lose money on your first deal, I feel like you'd still learn far more with hands-on education and be in a better position to succeed moving forward.
