What are you looking for in San Diego? There are tons of opportunities, but the niche of San Diego tends to be purchasing small 1-4 units and adding ADUs to increase density (if that is a strategy you are considering)

One of my partners had incredible success through the partner channel - just like @Danny West said. Facebook groups, networking events, and having a specific buy box that you let people know about is a great way to start

Cash invested: $100,000
This is a single family home I purchased using an owner occupied loan. I am currently going through permitting to build 8 ADUs on the property. All in price will be around 1.9M and total value will be between 2.5-3M

Hey guys!
I'm looking for an underwriting tool that incorporates acquisition, rehab, and then additional building of units on the property. This would need to have inputs for acquisition cost/different financing options, breakdown of costs/timelines for rehab, and then the development of the new units. The outputs would need to have CoC, IRR, (Normal expected return information, while also having option to assume a refinance at a certain time. Does anyone have an underwriting tool they would be willing to share/sell, or does anyone know someone who is able to create financial models? I would really appreciate the help,
