In regards to "why people assume wholesalers are bad",  this is just speculation, but I think that way too many people are lured into thinking that anyone can start up a wholesaling business. The truth is, you need some basic understanding of how real estate works along with skills in marketing, negotiation, valuation and some pretty good people skills.  After you acquire these skills and a have a little bit of money for marketing, you have a better chance of becoming a wholesaler people will respect.

Congratulations on your newest find.   I had a very similar one about 10 years ago (single-wide) and just replaced both toilets.   

By the way,  that smell...that's what a good investment smells like!!

I thought this was an interesting fact from an otherwise tragic story. 

A  wealthy RE investor does not fit the typical profile a mass gunman.  

What a sad day.

For obvious legal reasons, I'm betting that most people would be hesitant to do that.

Are you trying to estimate market value or estimate monthly expenses?  If market value,  you need to be finding recently sold sales of similar properties, as recent and as near to the subject as possible.   Good luck.
