@StephenJ.     I did a quick Google search, and unfortunately it looks like the woman who started this thread (about 5 years ago), Ember Meadows, 34, of Galloway, OH, passed away on March 3, 2016 in a horrible car accident on the freeway.    R.I.P.

Maybe you could invite a local real estate appraiser to a share an hour of time and his experience over a fancy sit-down lunch.

Bring value - Get value.

@   You're welcome.    In my business, I've been walking through about 5 houses per week for the past 27 years.   There are TONS of houses that look fine from the street, but are a MESS on the inside.   Some portion of them are owned by people in distress.    Your job is to find those people!   Good luck.

"Translation: If I scoop up all the great deals in the area then how are there going to be enough good deals left for me to continue business?"

If I remember correctly, there are quite a few houses in California (and just in your area).

In your lifetime, how could you ever "scoop up" all the great deals?

What @waynebrooks said.    Regardless of what state you are from, or "posting on the fly".

So, with all that information, what do you plan on offering him?  (I realize he wants 25)

Let them know that you are an RE investor, and that wholesaling is one of the investing strategies you're currently involved in.

I think you might want to focus on more obvious problems before worrying about the type of business formation.

"I know the only way I can invest in this property is by having the owner remove the realtor."

Have you had Realtors (capital R) removed before?  I've been in RE a long time and have not heard of somebody using this tactic.
