Sorry, rookie mistake. I'm talking about single family buy and hold investment properties. I know people use different spreadsheets. I wanted to see if anyone had a spreadsheet that has been working well for them in the single family buy and hold market.

Hey I'm highly motivated new to real estate investing in the Carrollton and Villa Rica area looking for any investors or agents. I just want to network and meet the people that are doing business in my area. I've been researching real estate for about a year and has listened to all the bigger pockets podcast. I'm going through and listing to them twice. however, there is nothing like sitting down with the local and learn from those who are doing what I'm striving to do.

Hey experienced BP members, 

I am trying to do all my due diligence before starting to invest. I listen to the BP podcasts and all of the guest say that I should teach this like a business. So I am starting to put together a business plan. 

What would you all put inside of a business plan if you were starting out? Is there any set investor business plan templates out there? I know my goal is to buy and hold to set up long-term income. Then start fix and flip to build capital. So should I look to put together a "team" of people that I work with and trust like (agents, Plumber, electritions, ect). 

I'm trying to do my best to have all my stuff in order when I approach people to do business.

I am on a budget and I've been building my credit back up (old college credit cards had been dragging it down). I've fixed all of those credit cards and I'm almost finished paying them down. Thanks for the advice! @Kyle Penland @Josh V.

Hey BP!

I am mapping out my plan to get started in real estate by flipping a property or buy and hold. I am still doing research every day and will decide which one I will do based on the best deal I can find. My goal is to buy a house in 2016. I have bad credit and not a lot of cash, so I will be trying to fix my credit and save as much money as possible. However, I was wondering should I pay off my car (19,000) or just save money to buy a house?

I know paying off my car will help my credit but if I save up that money I could use that money to help buy a house. I need advice.

@devan mcclish thanks for the advice. I listened to the podcast that discuss some portfolio lenders. But I still had questions about how exactly I could put together one (should I take a business angle? Or could I attemp to do one for a primary residence loan then move and rent it out) and if it was good to get started investing. I guess I'm trying to figure out if I should take a business angle as a beginner with no experience or as a general customer attempting to get a loan?
