Hey I am looking to buy my first home. Live in it for a year. Then move out and try to buy another home and rent the first one home. I see a lot of homes on HUD.com that would be good for me. Can I buy those homes as a first time home buyer? How do I get access to be able to buy one of these homes? Will I be competing against investors? I want to get in position to now have to compete against investors.

@David Michael I was actually named after him.

Thanks for the advise and info. I am just trying to lower the amount of competition I have because I don't have much buying power (cash or credit).

Seems like regular agents don't want to help me purchase these properties. Is this normal?

Hello BP community,

I am looking to get into real estate by buying my first home on a discount and live in it for a few years/ fix it up and then rent it out. However, I'm having a hard time finding out how to buy a foreclosure or reo before the investors get to them. Anybody have experience with this that can give me guidance or lives in the Atlanta/Villa Rica/ Paulding/ Douglasville area that actually knows how to do this? I'm looking to do something at least before the end of the summer. I just have to go ahead and get started in investing. Thanks for your help BPC.

Hello BP,

I am looking to buy a home to live in. I also want this home to be an investment property. I'm struggling to find an agent in the Paulding/Cobb county area of Georgia that could help me with this. Any advice or references would be great. Thanks BP!

I am looking to move into an area near Paulding County Georgia. I have been wanting to invest for a long time. I thought this move would be a great opportunity to invest. So I want this move to be a potential investment property to rent or sell in the future. Anyone that could guide me in the right direction or help me in this situation. Thanks BP nation!

Hello BP community! I have been listening to podcast for the last 3 years. I am finally going to make a move and get my first investment property this year. I am looking to get a HUD foreclosure deal by bidding during the owner occupant period. I was wondering if anyone could help me understand the bidding process and if it's different acceptance prices for owner occupants than for an investors? I am located west of Atlanta and looking in that area. If anyone is in the area or knows someone in the area that could send me in the right directing that would be great! Any tips would help. Thanks!

Hey, I am looking to invest by buying a house as a first time home buyer. I wanted to take advantage of buying a house that's foreclosed and is in the time period where only people who plan on living in the house can buy the house. This way I won't be competing with as many investors with money. I want to buy the house live in it until I can sell it for profit or see if it makes more sense to rent it out. Can anybody recommend an agent that works with real estate investors in Paulding, Cobb, Douglas. Has anyone used this strategy or can give me some advice on this strategy. Thanks!

I rather do SF. I think that would be an easier way to get started.

@Chris Majors This is exactly what I am looking to do. This was my exact plan. I plan on moving to the August area early 2017. I assume you are an agent. What kind of houses are bought with those type numbers? What part of August has those type deals? My job is just south of Augusta so I would rather live closer to that area but I definitely wouldn't mind driving. Thanks for reaching out to me. Anything you can do to help me would be awesome!
